Housing prices rose in 2012 setting the stage for a stronger real estate market in the coming year
Home prices nationwide posted their largest jump in two years in 2012, according to a CNN Money/WFMZ report. That news comes following a report that November was another good month for real estate sales, according to the Lehigh Valley Association of Realtors. State Police at Fogelsville and Berks-Lehigh Regional Police investigated a report by a saleswoman for Pulte Homes in Upper Macungie. Arrests do not indicate a conviction.
A 29-year-old Bucks County man has been charged with intending to subdue and sexually assault real estate agents by luring them into model homes, according to a press release from the Lehigh County District Attorney's office. Frank A. Yeager, of 111 Hickory Lane, West Rockhill Township, was charged Friday after an investigation by State Police at Fogelsville and Berks-Lehigh Regional Police. Police said he took steps toward committing the crimes. Yeager is charged with one count of criminal attempt rape, two counts of carrying firearms without a license, and one count of possessing instruments of crime, a misdemeanor of the first degree, according to the prepared release. Lehigh Valley real estate agents report declining inventory and pending home sales up 25 percent in a new quarterly report on local market trends.
The Lehigh Valley Association of REALTORS® (LVAR) has started issuing a quarterly report on local housing trends. The new report complements the monthly market updates from LVAR. The initial quarterly report shows: The housing affordability index is up 7.1 percent at 196. This index measures housing affordability for the region. An index of 120 means the median household income is 120 percent of what is necessary to qualify for the median-priced home under prevailing interest rates. A higher number means greater affordability. The data was compiled based on household income and interest rates from hsh.com and huduser.org. The average number of days on the market until a home is sold has decreased 4.5 percent from second quarter last year…

Local real estate agents say a strong and steady year of recovery in the Lehigh Valley housing market is under way. June 2012 home sales, pending home sales, average sales price and year-to-date sales increased over June 2011. A development sketch plan for a single-story pre-school at the west corner of Linden Street and Johnston Drive, the site of a previously proposed assisted living facility, was presented to Bethlehem Planners Thursday night. The developers, the Negrao family, now want to consolidate three lots at 3045-3057 Linden St. into a one 2.64 acre lot and build a 17,264 square foot school for infants through kindergarteners. Planners gave brief comments on the project, which first must receive approval by the city’s zoning hearing board. Best thing to do is to lightly ignore most of these websites. They're sometimes good to get a general lay of the housing stock in a given area, but their pricing estimates can be about as out to lunch as can be. Seriously? They use some sort of formula?
